Tourism is returning to Maui even as Lahaina's rebuilding continues. Visitor arrivals increased 11.5 percent in February 2026 compared with the previous year, and hotel occupancy across the Lahaina-Kāʻanapali-Kapalua region climbed above 76 percent.
Lahaina's historic commercial core remains largely closed, although recent milestones—including the restoration of Front Street infrastructure and plans for an interim marketplace housing up to 50 local vendors—suggest recovery.
While construction continues in Lahaina, one of Maui's oldest beachfront resorts is proving that some of its greatest strengths never went out of style. Just a few miles north on Kā'anapali Beach sits Royal Lahaina Resort & Bungalows, where Hotel Manager Yvette Kitagawa has spent 29 years guiding guests through ownership changes, renovations and now Maui's recovery. She has watched honeymooners return with children of their own, while longtime employees have become familiar faces for generations of repeat visitors.
A Different Kind of Luxury
Royal Lahaina Resort & Bungalows opened in 1962 as one of Kā'anapali's original beachfront resorts. Although Highgate has invested in a multimillion-dollar transformation—including redesigned guestrooms, refreshed bungalows, an updated lobby, new dining venues and an oceanfront spa—the property's greatest asset remains unchanged: a half-mile stretch of Kā'anapali Beach.
Kitagawa believes that is exactly what many travelers are looking for today. "In the daytime, our water is so clear. There's no coral reef in front of the area, so it's beautiful. We don't have the fancy pools," she said. "We have the best pool, which is the Pacific Ocean."
Rather than centering the vacation around elaborate resort amenities, the hotel continues to emphasize what first drew visitors to Kā'anapali in the first place: a wide stretch of sand, open lawns shaded by towering palms and enough space for tourists to slow down.
Instead of filling every hour with scheduled activities, the resort encourages travelers to experience Maui at their own pace. Paddleboards and snorkeling gear are available, but so are Adirondack chairs facing the Pacific.
Evenings revolve around live music beneath the resort's century-old banyan tree, where guests, residents and musicians gather as the sun slips behind the neighboring islands. Cultural experiences—from hula lessons and coconut husking demonstrations to lauhala weaving—invite visitors to engage with Hawaiian traditions.
"This is the gathering place," Kitagawa said, gesturing toward the sprawling canopy. The Branches concerts are free to the community, and the resort regularly welcomes local artisans to sell handmade jewelry, woodwork and other island-made products.
Following the Lahaina wildfire, those markets became an opportunity for displaced vendors to reconnect with visitors as they rebuilt their businesses. This effort mirrors Lahaina's own recovery, in which an interim marketplace is expected to bring dozens of local businesses back to Front Street later this year.
In September, Royal Lahaina will host MELE FOR MAUI, a free community concert that welcomes the Hawaiʻi Symphony Orchestra back to Maui after a 10-year absence. The 64-member orchestra joins some of Hawaiʻi's most celebrated performers for an evening dedicated to Lahaina's resilience and Maui's future.
Maui Mayor Richard Bissen called the concert a celebration of "the richness and resilience of our island community," adding that "the arts have a unique way of bringing people together across generations and backgrounds."
Familiar Faces
Long before "community" became a hospitality buzzword, Royal Lahaina had already built its guest experience around it. Kitagawa has watched that philosophy endure for nearly thirty years.
"My mother is a retired baker. My dad was the executive sous chef here. I used to run around this property because we lived on the property when I was eight," she said.
Kitagawa is now the hotel manager, one of several employees whose careers have spanned decades. Bellman Leo Malacas has worked at the resort for 46 years. Director of Front Office Gina Cacal has been there for 32 years, and Food & Beverage Supervisor Ford Ushijima has spent 27 years with the company.
"I've been here for 29 years, and worked my way up from the bottom all the way up," says Kitigawa.
In an industry known for frequent staff turnover, employee longevity has become one of the resort's quiet strengths. Kitagawa has also watched guests return through the generations. "I have a lot of snowbirds that have been coming for so many years, and now their kids are starting to come," she said. "That means a lot to me."
A Classic That Still Fits
Royal Lahaina began with a single golf bungalow in 1962, years before its 12-story tower was added. Today, 127 of the resort’s 460 rooms are in the bungalow section, with garden-view and oceanfront accommodations spread across the grounds.
The renovated bungalows are one of the few places in Kā'anapali to stay in low-rise accommodations just steps from the beach.
"There's nothing else like it in the Kā'anapali area," Kitagawa said. "Nobody else has little bungalows like this."
Some families reserve adjoining bungalows for reunions, while others rent an entire building so grandparents, parents and children can vacation together under one roof. Wedding parties often do the same, transforming the lanai and shared green space into places where celebrations naturally spill outdoors.
Although Highgate recently completed extensive renovations to every bungalow, the layout remains much as it was originally intended: individual entrances, generous lanais and enough distance between neighbors that the property rarely feels crowded, even when fully booked.
"There's not people all up in your space, even on the beach, so it's very private," Kitagawa said. "I always like to say we're a little hidden gem in Kā'anapali."
Its location at the northern end of Kā'anapali Beach gives guests room to breathe. Spread across 27 beachfront acres, the resort feels noticeably more spacious than the denser collection of hotels surrounding Whalers Village.
Royal Lahaina has spent more than six decades bringing people together. Today, that tradition continues through generations of returning families, employees whose careers span decades, and community events that welcome both residents and visitors.
