HOOD RIVER — Big River Community Land Trust (BRCLT), a local nonprofit working to bridge the housing gap, is starting the process to build its first home. Upon completion, the house will be sold at a price that is affordable to a local low- to moderate-income buyer.
Big River CLT uses a model of shared ownership, where the land is owned by the trust and leased to the homeowners, who own the buildings on the land. The land lease, in conjunction with a resale formula, ensures that the homes remain affordable in perpetuity, while also providing support and education to the owners.
To showcase their first home, Big River CLT is hosting a community open house at pFriem Family Brewers on Wednesday, June 26 from 5-7 p.m. A copy of the architectural design and site plan will be on display as well as information about the organization. Executive Director Alysha Sherburne and a couple of members from the board of directors will be available to answer questions.
The City of Hood River sold the parcel on Tucker Road to the land trust for a total of $1 in 2022. After the organization’s due diligence identified a deed gap with the neighboring property, the city then worked closely with Big River CLT over the next year to resolve the issue.
“We are excited to see Big River moving forward with their first community land trust project,” said Hood River Mayor Paul Blackburn. “By creating more affordable housing, they are adding another piece to the affordable housing puzzle. We are thankful to have them here in the community, and glad we could support this project.”
During the interim time, Big River CLT worked with local partners to be ready to move forward quickly upon resolution. Mark Vanderzanden from Surround Architecture, Inc. and Ethan Beck from Ethan Beck Homes have both been consulting with the organization on a house design.
